Airport Location: Corporate Development
Advertised Compensation: $128,900.00 to $182,300.00

Purpose:

The Director of Estimating is responsible for providing cost estimates for Airport Food & Beverage and Retail facilities.

Essential Functions:

  1. Collaborates with Design, Procurement, Project Management, Restaurant Development Portfolio managers, Business Development Finance, Developers and company Executives.
  2. Interprets the Request for Proposals from airports and design criteria to ensure an accurate CapEx estimate.
  3. Works directly with the Procurement and Design teams to ensure the accuracy of estimate through the review of the renderings and floor plans to ensure we are still on budget.
  4. Produces detailed and conceptual estimates for renovations, conversions, and new builds of Food & Beverage and Retail locations.
  5. Reviews drawings and provides updated estimates at 10%, 30% and 90% to ensure budget is adhered to; if not within budget, identifies the magnitude of the cost over-run.
  6. Provides value engineering (VE) ideas and suggestions as needed during all stages of each project.
  7. Analyzes for the Project Director the general contractor and FF&E bids and scope changes for accuracy in quantities and pricing; highlights any areas of concern for the PD.
  8. Utilizes and maintains companies program management ftp site (USGN) estimating module.
  9. Provides capital comparison and analysis by market and project type for each project estimated to validate cost verses historical data.
  10. Provides reports from database project costs, project comparisons, and track department performance against budgets and cost per square foot goals.
  11. Creates and maintains project costs database.

Reporting Relationship:

The Director of Estimating reports into the Senior Director, Design & Construction Program Support.

Minimum Qualifications, Knowledge, Skills, and Work Environment:

  1. Education and Experience: The combination of education and professional experience must exceed 8 years:
  2. In a leadership role: Preferred experience leading a team of professionals engaged in developing and executing estimating programs.
  3. In a technical role: Requires 8 years of experience engaged in estimating construction projects in commercial real estate development and/or multi-unit restaurant companies.
  4. A bachelor's degree in a program related to the functional area can count for 3 of the eight-year requirement.
  5. An MBA or a master's level degree in a program related to the functional area can count for an additional 2 years of the eight-year requirement.
  6. In the industry: 3-5 years of Hospitality, F&B and/or Retail experience.
  7. Training that leads to an in-depth understanding of construction management financials and operational acumen.
  8. Knowledge of relevant state and federal construction regulations and statutes.
  9. Requires the ability to read and interpret legal agreements and construction documents; must be adept at conceptual estimating.
  10. Requires ability to integrate quantitative and qualitative data to identify interdependencies, trends, and opportunities; must have intuitive business sense.
  11. Strong working knowledge of Microsoft Office, especially Excel.
  12. Experience with PeopleSoft, as well as estimating and project management software is strongly preferred.
  13. Business acumen and also has the mindset required to understand the long-term implications of Estimating planning and to advance the organizations goals.
  14. Demonstrated history of understanding the needs of the business, stakeholders, the employee population and individual circumstances.
  15. Demonstrated history of creating and maintaining positive work environments through coaching, developing, and leading teams to achieve common goals.
  16. This position is based at the F&B Center of Excellence in Bethesda, MD.
  17. The position may require up to 20% travel to support business needs.
